What's Included in Every Stay
Every home we manage is cleaned and prepared by a local team before you arrive, comes with a local manager you can reach during your stay, and can be booked direct with the full quote shown before you pay. That is the floor, in every destination we run.
Past that floor, homes differ. A Palm Springs house with a pool and a Lake Arrowhead cabin with a wood stove are both ours, and they are not the same stay. The page for each individual home is the source of truth for what it actually has.

This part does not change from destination to destination or from home to home.
Cleaned and prepared before you arrive
A local housekeeping team turns the home over between guests, and our local team inspects it before you check in. Beds are made with clean linens, the kitchen and bathrooms are cleaned, and the trash is out. If something got missed, tell us and we will come take care of it.
A local team you can reach
We are locally owned and operated. The manager responsible for your home lives in the destination you are visiting, not in a call center in another state. Contact details come with your check-in instructions, and you can call the team before you book.
Direct booking with the full quote up front
Book on this site and the nightly rate, fees, and taxes are totaled before you enter payment details. You approve the number you actually pay. Anything optional, like pool heat where a home offers it, is priced as a choice rather than folded into the total.
What Varies from Home to Home
Amenities are not standardized across the homes we manage, and we would rather say that here than let you discover it at check-in. Pools, hot tubs, pet policies, parking, air conditioning, and how close you really are to the beach or the trailhead all depend on the specific home.
Every listing carries its own amenity list and house rules. If something on this page seems to disagree with a listing, believe the listing.

Pools and hot tubs
Some homes have a private pool, some share a community pool, and plenty have neither. Where heat is available for a pool or spa, it appears on the home's page with any charge that applies. In the desert this matters most in winter, when an unheated pool is genuinely cold.
Pet policies
Pets are allowed home by home, never across the board. The house rules on each listing state the policy and any pet fee. Booking a home that does not accept pets and bringing one anyway puts the reservation at risk, so confirm it first.
Parking
A driveway, a garage, one assigned space in a condo complex, or permit and street parking only. The listing says what you get and how many vehicles fit. In Laguna, Newport, and the older parts of Santa Barbara, this is the detail people wish they had checked.
Air conditioning, heat, and fireplaces
Desert homes have air conditioning. Some older coastal cottages do not, because the ocean usually handles it. Mountain homes in Lake Arrowhead and Idyllwild have heat, and a fireplace or wood stove comes with its own rules. Check the amenity list for the season you are traveling.
Laundry, kitchen, and workspace
In-unit laundry, a dishwasher, a fully equipped kitchen, and a desk with strong wifi are common but not universal. If your trip depends on one of them, confirm it on the listing instead of assuming.
How close you really are
Beach, trailhead, and downtown distances change block by block, and we do not round in our favor. Each listing describes the walk plainly, including the hills and the stretches that are easier by car.
How to Check the Details Before You Book
1. Open the home's listing. Photos, the full amenity list, the sleeping arrangement, and the house rules all live on that individual home's page. That page governs your stay.
2. Read the house rules before the photos sell you. Occupancy limits, quiet hours, event policies, pets, and check-in and check-out times are here. Occupancy caps are firm, and in several of our cities they are set by the short-term rental permit rather than by us.
3. Ask the local team anything the listing leaves open. Someone who knows the home can tell you which bedroom is quietest, how the patio sits in the afternoon sun, or how a stroller handles that street. Ask before you book, not after.
4. Book direct and get your arrival details. You get check-in instructions and a local contact ahead of arrival, so you are not standing in a dark driveway hunting for a code at the end of a long drive.
